Water heaters in Northridge homes
Northridge has a mix of 1950s and 60s ranch homes and newer houses, plus plenty of condos and rentals near CSUN. In the houses the water heater is usually in the garage. In condos and rentals it's often in a closet, where a pan and drain line matter.
Northridge knows earthquakes better than anywhere. California requires water heaters to be strapped, and plenty of older tanks still have one loose strap or none at all. Every heater we install is strapped and set up to pass inspection, and we'll point it out if your current one isn't.
Rebates for Northridge homes
Northridge is in the City of Los Angeles, so most homes get electricity from LADWP and gas from SoCalGas. That decides which rebates you can use.
LADWP heat pump water heater rebate
LADWP lists rebates of $1,500 to $2,500 on qualifying heat pump water heaters, depending on tank size and efficiency.
San Fernando Valley heat pump water heater program
Northridge is one of the program's priority communities. The program opens November 2, 2026, and lists incentives of $2,000 to $3,500 per home. Funding is limited. We're confirming with both programs whether it can be combined with the LADWP rebate.
SoCalGas tankless rebate
SoCalGas offers rebates on qualifying tankless water heaters when you replace a tank water heater in a single-family home.
Rebate amounts and rules come from each program and can change or run out of funding. Check the official pages: LADWP, San Fernando Valley program, SoCalGas. Text us your address and we'll tell you which ones look like a fit for your home.
Permits
Northridge permits go through the Los Angeles Department of Building and Safety (LADBS), and the Valley office is at 6262 Van Nuys Blvd. Water heater replacements need a permit and an inspection. We pull the permit and meet the inspector, so you don't have to deal with it.

Questions Northridge homeowners ask
Does my water heater need earthquake straps?
Yes. California requires water heaters to be braced or strapped so they can't tip over in an earthquake. Two straps, one near the top and one near the bottom, is the usual setup. The inspector checks this on every replacement.
Is Northridge in the San Fernando Valley heat pump program?
Yes. Northridge is listed as one of the program's priority communities.
Should I get a tankless or a heat pump water heater?
It depends on your home. Tankless is gas, saves space and never runs out. A heat pump is electric, is the most efficient option and has the bigger rebates right now. We'll go over both for your house.
I own a rental near CSUN. Can you work with my tenants?
Yes. We can coordinate access with your tenant and send you photos and the invoice directly.
