Water heaters in Porter Ranch homes

Most Porter Ranch houses are two-story homes built from the 1970s on, with the water heater in the garage. Many have 50 or 75 gallon tanks, and some newer homes already have tankless units or two water heaters.

A common problem in these homes is waiting for hot water upstairs. In a two-story house the pipe run from the garage to the main bathroom can be long. A recirculation pump, or a tankless unit with built-in recirculation, fixes most of that.

Rebates for Porter Ranch homes

Porter Ranch is in the City of Los Angeles, so most homes get electricity from LADWP and gas from SoCalGas. That decides which rebates you can use.

LADWP heat pump water heater rebate

LADWP lists rebates of $1,500 to $2,500 on qualifying heat pump water heaters, depending on tank size and efficiency.

San Fernando Valley heat pump water heater program

Porter Ranch is one of the program's priority communities. The program opens November 2, 2026, and lists incentives of $2,000 to $3,500 per home. Funding is limited. We're confirming with both programs whether it can be combined with the LADWP rebate.

SoCalGas tankless rebate

SoCalGas offers rebates on qualifying tankless water heaters when you replace a tank water heater in a single-family home.

Rebate amounts and rules come from each program and can change or run out of funding. Check the official pages: LADWP, San Fernando Valley program, SoCalGas. Text us your address and we'll tell you which ones look like a fit for your home.

Permits

Porter Ranch permits go through the Los Angeles Department of Building and Safety (LADBS), and the Valley office is at 6262 Van Nuys Blvd. Water heater replacements need a permit and an inspection. We pull the permit and meet the inspector, so you don't have to deal with it. Some Porter Ranch communities also have HOA rules about outdoor equipment, so check before moving a water heater outside.

What we do in Porter Ranch

Questions Porter Ranch homeowners ask

Why does it take so long to get hot water upstairs?

The pipe from the garage to the upstairs bathroom is long, and the water in it has to clear out first. A recirculation pump keeps hot water close to the fixtures so it comes out much faster.

Should I replace my 75-gallon tank with tankless?

It can work well in a large home, but it often needs a bigger gas line and new venting. A large heat pump water heater is another option, with larger rebates right now. We'll go over both.

Is Porter Ranch in the San Fernando Valley heat pump program?

Yes. Porter Ranch is listed as one of the program's priority communities.

Do you work in gated communities?

Yes. Just let us know the gate process when you book.
